Loan Programs

First Time Buyer

We help First Time Buyers (FTB) purchase their home frequently. The most common loan products for FTB are Conventional or FHA, though USDA/Jumbo can be used to purchase a first home. There are pros/cons to each loan product, there is no 'One-Size-Fits-All' approach. It is critical to meet with us to discuss these, and strategies that can save you money when purchasing. Many lenders offer 'special first time buyer' loans with cute names. Most of the time, reality is the loan is a standard Conventional or FHA product, maybe with a little twist that usually costs more in the long run.

Purchase

All of our loan products can be used to purchase a home. While the most common purchase is a 'Single Family Home Owner Occupied', we do Duplex/Triplex/Fourplex, Investment (rentals), Second Homes (Vacation Homes), Condos, Manufactured Homes (Single, Double or Triple wide), Country Homes on acreage, and more.

Refinance

All of our loan products can be used to refinance a home. People refinance for many reasons to save money on their current mortgage. Some want a lower interest rate. Some shorten the term, for example to a 15 year from a 30 year they've paid on a few years. Some want to lower their house payment. And many times, we can combine a few of these goals.

Cash Out Refinance

A refinance where you are getting cash out of equity for personal use, is a "cash out" refinance. All of our loan products execpt for USDA and construction/rehab (These only get dollars for building/fixing a home), can be used to get "cash-out". Common reasons we see clients get "cash-out" from their home's equity are,  consoildate two mortgages in to one, pay off consumer debt (consolidate), home improvements, buy an investment and much more. You can use the money for any reason.
